Greenwood East Rail Park

The Greenwood East Rail Park is a greenfield industrial park available in Greenwood County, South Carolina. Located in one of Greenwood’s major industrial corridors, the Greenwood East Rail Park is perfectly situated for large-scale manufacturing operations.

This park has several beneficial features including on-site utilities and direct rail access to the ports of Charleston and Savannah. The park was SC Certified in December, 2016 – a designation by the Department of Commerce and McCallum Sweeney Consulting – meaning that the land meets or exceeds minimum standards in areas including wetlands delineation, boundary and topographical surveys, an environmental site assessment, and other necessary due diligence has been successfully completed, reducing the risk for potential buyers. Resting on more than 512 acres of land, the Greenwood East Rail Park is the largest SC Certified park that is rail-served in the 10-county Upstate region of South Carolina.

Greenwood County North Industrial Park

The Greenwood County North Industrial Park (GCNIP) is a 141-acre industrial park available for purchase in Hodges, SC. It has multiple lots allowing for phased development, all utilities on site (gas can be extended from across the highway), is county-owned, on a US four-lane highway,  40 minutes from I-26, 40 minutes to I-85, and 34 minutes to I-385.

 The Greenwood County North Industrial Park is SC Certified – a designation by the Department of Commerce and McCallum Sweeney Consulting. SC Certified means that the land meets or exceeds minimum standards in areas including phase 1 ESA wetlands delineation, boundary, and topographical surveys, a protected species assessment, and all other necessary due diligence has been completed, reducing the risk for potential buyers.  The park also features on-site utilities and is located near the ports of Savannah and Charleston. It is also well located at a commutable distance from Greenwood, Laurens, Anderson, and Simpsonville areas which allows the park to draw from a large labor shed. Site enhancements completed end of the year 2017 include a park monument sign, paved entry road with accel/decel lanes, and sewer extension to the site. Greenwood County has approved funding of the initial phases of park development, including a 100,000 sqft speculative building expandable to 200,000 sqft and a 50,000 sqft graded pad in the park.
